Why test for radon before you buy

Radon testing should be part of your general home inspection process. Adding a radon test is a simple way to know whether the home has elevated radon levels, and gives you peace of mind before you move forward with your purchase.

And if the test does come back high, don't panic! Radon is a common problem and it can be mitigated. The important thing is knowing about it early.

What Happens If Radon Is Found?

If your radon test shows elevated levels, the next step is to have a radon mitigation professional evaluate the home. That's us!

At Eagle Air, we gather important information about the home's construction and foundation so we can determine the best mitigation approach and provide an accurate estimate.

Our mitigation costs start at $1,150.

We recommend contacting us immediately after discovering elevated radon levels, especially when you're in the middle of a real estate transaction.

Why? Because your inspection period and other contract deadlines don't stop while you're figuring out what to do about radon.

Most Radon Mitigation Systems Can Be Installed in One Day

In many homes, the actual mitigation installation can be completed in one day.

Our goal is to make the process as smooth and stress-free as possible. We do everything we can to complete the mitigation process from start to finish before your scheduled closing.

However, every home is different. Occasionally, factors such as the home's construction, foundation design, accessibility, additional work that may be needed, scheduling, weather, or post-mitigation testing can cause the process to take longer.

That's why we encourage you to address radon as early as possible. The sooner we know about the problem, the more options we have to work within your inspection period and closing timeline.

Found Radon? Don't Panic. Have a Plan.

Finding elevated radon during a home inspection doesn't mean the deal has to fall apart. Radon can be mitigated.

The key is to test early, act quickly, and work with a mitigation company that understands real estate deadlines.

What If the Home Has a Crawl Space?

Crawl spaces require a little more attention when it comes to radon.

Unlike a basement with a concrete floor, many crawl spaces have exposed soil directly beneath the home. That soil can release radon gas, which can collect in the crawl space and find its way into the living areas above through small openings around plumbing, wiring, ductwork, floor penetrations, and other pathways.

Why Crawl Space Encapsulation May Be Part of the Solution

When a crawl space has an exposed dirt floor, a properly installed vapor barrier or encapsulation system can create an important barrier between the soil and the home.

For homes with elevated radon levels, we may use a sub-membrane radon mitigation system. This involves installing a durable membrane over the crawl space floor, sealing the membrane and its edges, and using a radon pipe and fan to draw soil gases from underneath the membrane and safely exhaust them outside.

The goal isn't simply to cover the dirt. The goal is to control the soil gas.

By sealing the crawl space and creating a controlled pathway for radon to leave the home, we can significantly reduce the opportunity for radon to enter the living space.

Does Every Crawl Space Need to Be Encapsulated?

Not necessarily. Every home is different, and the appropriate mitigation method depends on the home's construction, crawl space conditions, foundation, existing vapor barrier, access, and radon test results.

That's why we evaluate the crawl space before providing a mitigation estimate.

If your home has a crawl space and elevated radon, we'll determine whether the existing conditions can be incorporated into a mitigation system or whether additional sealing or encapsulation work is needed.

The Good News?

Even homes with crawl spaces and elevated radon can be successfully mitigated.

The important thing is to identify the problem early and have the home evaluated by a qualified radon professional.

At Eagle Air, we'll help you understand what needs to be done, why it needs to be done, what it will cost, and how it may affect your real estate timeline.
